Two-car garages in many 1990s and 2000s subdivisions were sized for smaller cars. Adding a bay or a few feet of depth is often simpler than a new building, once the HOA and the side setback agree.
A garage addition makes the garage you have bigger: an extra bay, more depth for a crew-cab truck, or a few feet of side space for a workbench. Many south metro subdivision homes from the 1990s and 2000s have two-car garages that barely fit two modern vehicles, and adding a third bay or extending the back wall is often the answer. It keeps everything under one roof.
The hard part is joining old to new. The new slab needs its own footing and should meet the old floor without a lip. The roof has to continue cleanly, and the new wall has to carry the load where the old exterior wall is opened up. Where an engineer is needed for a header or beam, we include that in the plan.
HOAs around McDonough, Peachtree City and Fayetteville often care about how many doors face the street, so a side-load bay can be easier to approve than a third front door. Setbacks also matter: a third bay on the side of the house can run into the side-yard limit, so we check the lot survey and the plat before we draw anything, and we tell you early if a bay will not fit.
Garage additions in Griffin: common questions
Can you add a third bay to my two-car garage?
Usually, if the lot has room inside the side setback and the HOA allows it. We check both before we draw plans.
Will the new floor be level with the old one?
We set the new slab to meet the old floor so you do not trip on a step, and slope it so water runs out the door the same way.
Does a garage addition need a permit?
Yes. It changes the structure of the house, so it goes through your city or county building department.
